Sellers beware! It’s a crazy, competitive sellers market out there. You may be thinking of selling your house, or you’re maybe already are. There are a few things you definitely need to think about. I know it can be nerve wracking with all these offers that are being thrown at you right now. I totally understand. It can be stressful. But don’t worry, I’ve got you covered. Obviously, you want the best price 💰for your house and the best terms. When you’re dealing with multiple offers, one of the things the agent representing the buyer may do is remove the contingencies. You may ask, that’s great. But with my experience, sometimes, I’ve found that buyers will pay a significant amount over the price of the home, and this can be great. But you need to make sure that if you do this, that they remove the appraisal contingency as well. Also, make sure that they really understand what that means to remove that contingency. The buyer themselves will pay the difference between the appraised value of the home, meaning what the appraisal says it’s worth and what the price was offered. So, if the difference is really big, you need to make sure the buyer has the funds on hand to pay the difference in addition to the down payment, as well as the closing costs. So, just be careful when you’re out there selling in this crazy market, and make sure you take this into consideration. Everyone, thanks for watching our video today.
