The real estate market is booming 💥 , there hasn’t been a better time in the history of real estate to sell your home. Right now, there is extremely limited inventory, there aren’t enough houses on the market for the amount of buyers that have the desire to purchase a home. Hi, I’m Natasha Carroll with Natasha Carroll Realty. The absorption rate now is 1.6 months supply of inventory in Houston, which is a sign of the market hugely in favor of sellers. I’ve never in all my years being in the industry, seen it this low, that’s actually insane right now. What that means though, is that we are in a sellers market homes are staying on the market less than a week. With that being said, sellers have all the control right now, they have the ability to choose the cream of the crop in terms and in conditions, they can be very selective when choosing which offer to actually take, and remember, don’t be afraid to counter anything that you want that will make the transition, terms and experience meet all of your expectation.
You’re in the position to do so. Here are a few things to think about, timeframes. Choose the best timeframe for e-close to Escrow that works for you, also, sharpen up contingency dates for inspections loans, disclosures and appraisals, or even better take an offer that has no contingencies at all. You can sell the home as is as another option, which means that if a buyer ask for any repairs or found something wrong with the home, you wouldn’t be obligated to fix it. Also, there are things that are typically customary for what a buyer would be responsible for and what a seller would be responsible for, for example, in Harris County, it’s customary for the seller to pay for the title policy but in this market, you can counter that and ask for the buyer to pay for it. There’s no guarantee that they will but it’s something you can ask for. There’s quite a few more things to consider and negotiate on your behalf, but I don’t have time to go into all of the details in this video.
